I have a waitress that wants to rent my identify. This is a lower terminate rental. Practice you count tips that are unreported as part of her income? I just desire to brand sure she has 3X the income versus the rental amount. She is close to the 3X the rental amount, only claims that not all of her tips are reported..... The rest of her application info matches up. |

I don't accept an answer to your question, only want to depict attention to this fact: She has informed you that she is a dishonest person. I don't know if this practice is rife among servers, but I'd be cautious. It's just better to be honest. |

Servers practice not report all of their tips. That is the nature of the business, which is why the IRS requires an 8% of sales allocation of tips. Some landlords do not report all of their income. Some exercise not written report application fees, deposits not refunded, laundry machine coin as income. Some are even as nefarious as to write off items they employ in their personal residence against their rental property. Some rent rooms that they practice not even merits as income at all. Look at rental references, credit score, and criminal tape. Await at past rent that was paid, if you are the same or lower that is good. If you are significantly higher, that�s non as good. 3x the rent is a expert guideline. Ideally 100% verifiable. Sometimes you lot have to take a risk. If everything else is OK, go for it. |

I take to agree with Eric on this... I wouldn't worry about tips not existence reported, but I wouldn't count on all her tips to pay the rent either. Don't be too concerned for the IRS. They're not too concerned for your best interests. And would the government lie to you lot? Nahhh! |
